Founded by Two Licensed Professional Engineers • Stanford & Stevens MS Structural Engineering • NJ/NY Licensed
A PE Inspection LLC home inspection is a comprehensive evaluation of the property's major systems and components. Every inspection is performed by a Licensed Professional Engineer — not a generalist — giving you a level of technical depth that most home inspectors cannot provide.
Our inspection covers structural components including foundations, framing, and load-bearing walls; exterior elements such as siding, grading, and drainage; roofing systems including shingles, flashing, and gutters; plumbing supply and waste systems; electrical panels, wiring, and outlets; heating and cooling systems; interior components including walls, ceilings, floors, windows, and doors; insulation and ventilation; and fireplaces and chimneys. See our Inspection Findings page for real examples from our inspections.
We inspect single-family homes, condominiums, co-ops, townhouses, brownstones, multi-family investment properties, and mixed-use buildings across New Jersey and New York. Whether you're a first-time homebuyer purchasing a condo in Jersey City, an investor evaluating a multi-family property in Newark, or a seller preparing a pre-listing inspection, our reports give you the information you need to make confident decisions.
Most home inspectors hold a state license but have no formal engineering education. Our inspectors are Licensed Professional Engineers with MS degrees in structural engineering from Stanford University and Stevens Institute of Technology. When we see a crack, we can tell you whether it’s cosmetic or structural. When we find water damage, we can trace it to its source and assess the impact on the building’s integrity.
Zoey (S.Y.) Tham, PE — MS Structural Engineering, Stanford. 10+ years in commercial, residential and forensic engineering. NJ PE & NJ/NY Home Inspector licensed.
Jo Zhou, PE — MS Structural Engineering, Stevens Institute. 10+ years evaluating residential and commercial structures. NJ & NY PE licensed. FAA Part 107 certified drone pilot for aerial roof and facade assessments.
When our home inspection identifies potential structural issues — foundation cracks, floor deflection, bowing walls, or framing concerns — we can perform a follow-up structural inspection without you needing to find a separate engineer. Our PE licensure means we can evaluate, diagnose, and produce a stamped engineering report in a single engagement. Learn about our structural inspection →
For condominium buildings, our PE licensure also qualifies us to perform NJ S2760 mandatory structural inspections for condo and co-op associations.
This engineering perspective is especially valuable for older properties, brownstones, pre-war co-ops, and any building where deferred maintenance may have affected the structure. Our reports are detailed, photo-documented, and written in clear language that homebuyers, sellers, attorneys, and real estate agents can act on immediately.
We provide home inspections throughout northern New Jersey and New York City, including Jersey City, Hoboken, Newark, Bayonne. Visit our location pages for details specific to your area.
What is included in a home inspection?
Our home inspection covers roofing, exterior, foundation, structural framing, basement and crawl space, plumbing, electrical, HVAC, insulation, and interior components. Every inspection is performed by a Licensed PE and delivered as a photo-documented report.
How long does a home inspection take?
Typically 2–3 hours for a standard single-family home. Larger multi-family buildings, condos with complex systems, or properties with multiple concerns may take longer. We schedule adequate time — we do not rush.
When do I get the inspection report?
Reports are typically delivered within 24 hours of the inspection, often the same day for morning appointments. We will confirm your expected delivery time when scheduling.
Can I attend the inspection?
Yes, and we encourage it. Walking through the property with our engineer is the best way to understand what the report documents. Buyers who attend the inspection make better-informed decisions.
What if the inspection finds structural issues?
Because our inspectors are Licensed Professional Engineers, we can diagnose structural concerns on the spot rather than simply flagging them for a separate engineer. If a deeper structural assessment is warranted, we can perform it as a follow-up. Learn about structural inspection →
Do you inspect condos and multi-family buildings?
Yes. We regularly inspect condos, co-ops, townhouses, two-family, three-family, and larger multi-family buildings throughout Jersey City, Hoboken, Newark, and Bayonne. For condo associations needing NJ S2760 compliance inspections, see our S2760 page →
