PE Inspection LLC was founded because property owners, homebuyers, and condo associations deserve more than a checklist. They deserve an engineering assessment by people who have spent their careers understanding why buildings fail — and how to prevent it.

Zoey (S.Y.) Tham, PE — Founder

Zoey holds a Master of Science in Structural Engineering from Stanford University and has more than 10 years of experience in commercial and residential construction and forensic engineering. Her forensic engineering background means she has investigated structural failures, construction defects, and damage claims professionally — the kind of experience that teaches you what goes wrong in buildings and why.

Zoey is NJ PE licensed and holds both NJ and NY Home Inspector licenses. She is also a certified Radon Measurement Technician and holds a Termite Inspection license.

Jo Zhou, PE — Partner

Jo holds a Master of Science in Structural Engineering from Stevens Institute of Technology and brings more than 10 years of experience evaluating residential and commercial building structures in New Jersey and New York. Jo is licensed as a Professional Engineer in both NJ and NY.

Jo is also an FAA Part 107 certified commercial drone pilot — the commercial license required to fly unmanned aircraft for professional inspection and documentation. This enables aerial inspection of roofs, upper-floor facades, elevated balconies, and building elements that cannot be safely or adequately assessed from the ground. PE Inspection LLC is the only licensed PE inspection firm in Hudson County with this in-house capability.

Our in-house certified drone pilot enables aerial roof inspection, high-resolution facade documentation on multi-story buildings, balcony and parapet assessment, and photographic evidence for insurance claims and S2760 compliance reports. No other licensed PE inspection firm in Hudson County offers this in-house.

Licensed in New Jersey and New York. Both founders hold active PE licenses in NJ and NY. Our reports are accepted by mortgage lenders, title companies, real estate attorneys, and municipal building departments in both states.

Frequently Asked Questions

Are you licensed home inspectors in addition to being Professional Engineers?
Yes. Both founders hold NJ and NY home inspector licenses as well as PE licenses. The PE license is the higher credential — it authorizes us to perform and sign structural engineering reports in addition to standard home inspections.

What is forensic engineering and why does it matter?
Forensic engineering is the investigation of structural failures, construction defects, and building damage — determining cause, extent, and remediation. Zoey’s forensic background means she approaches every inspection with the diagnostic rigor used in litigation-quality engineering investigations.

Do you do your own drone inspections or subcontract them?
In-house. Jo Zhou holds an FAA Part 107 Remote Pilot Certificate. No subcontracting. The same licensed PE who evaluates the building also pilots the drone and is responsible for the full scope of the report.

Are you insured?
Yes. PE Inspection LLC is fully insured, including professional liability (errors and omissions) insurance.

Can you perform inspections in both New Jersey and New York?
Yes. Both founders hold active PE licenses and home inspector licenses in NJ and NY. We regularly serve buildings on both sides of the NJ/NY metro area.
